What is the difference between Resident Inspect and a Tenant Self Inspection?
Unlike other solutions, we direct the inspections to ensure accuracy and that the photo documentation is of areas of our choosing. Although our inspections are performed with residents they are never left to residents.
What is documented during a routine inspection?
We tour the entire home and ensure every room is photographed. We also are sure to photo document under sinks, smoke detectors, pets, and any areas that might be a problem, a violation, or beyond normal wear and tear. We are also able to set up custom questions to ask the resident at each inspection
Does Resident Inspect perform move in and move out inspections as well as periodic inspections?
Currently our primary focus is routine, mid lease, lease renewal, and drive by inspections. However Move in and out inspections could be done very easily depending how you are set up with your resident. We can create a custom solution for you, but we anticipate this service being standard and widely available in the very near future.
Do residents need any special software?
Not at all. Our live video platform handles everything – no extra gadgets required.
What happens if the resident refuses to schedule or participate in the inspection?
Although in our experience this is very rare, it can happen. We have several lease addendums that we recommend all property managers and landlords utilize. The lease addendum would require the resident to agree to conduct inspections and if they can not or will not there is a fee that they agree to pay that covers your cost to complete an in person inspection.

Do you integrate into our management software?
We work very well with most management softwares including Propertyware, Yardi, Appfolio, Rentvine, Rent Manager, Buildium, TenantCloud, as well as any other platform that can produce a monthly report of needed inspections. We can even help you build processes in Leadsimple to request rental inspections from Resident Inspect.
Do the residents need any equipment?
No, the residents only need a cell phone equipped with a camera and ideally internet. The internet is not required as long as they have cell reception. The residents only need to download a simple app but will not have to worry about a login or password to deal with.
