Aaron Cooper
After more than 20 years as a landlord and property management company owner-operator, Aaron Cooper built Resident Inspect to solve a problem he experienced firsthand: the inspection process was broken, expensive, and impossible to scale. Resident Inspect is the result — a live virtual inspection service that replaces in-person inspections with a faster, more consistent, and more defensible process.
The Problem That Built Resident Inspect
Aaron Cooper did not set out to build an inspection company. He built one because the existing options were all broken in the same way.
As a landlord and owner-operator of two property management companies since 2013, Aaron managed a growing portfolio spread across multiple markets. Periodic inspections were unavoidable — but every approach his team tried came with the same problems: staff driving hours per week, tenants no-showing, photos that wouldn’t hold up in a dispute, and documentation that varied based on who conducted the inspection.
The cost added up fast. When Aaron calculated the full carrying cost — staff time, drive time, rescheduling, and the downstream cost of documentation that failed to protect the company in deposit disputes — the number exceeded $100,000 per year.
No third-party service solved it. No inspection app solved it. The problem was that every existing solution still depended on either your staff being in the right place or your tenants choosing what to show.
Resident Inspect was built to solve both. A trained inspector on a live video call with the tenant — guiding the walkthrough, controlling the camera, capturing the documentation. Not recorded. Not self-guided. Live.
The inspection process wasn’t broken because of technology. It was broken because nobody had built a system that took control away from the tenant and put it with the inspector — without requiring anyone to drive anywhere.
20+ Years in Property Management
Aaron’s experience as an operator — not a technologist — is what makes Resident Inspect different. Every decision is made from the perspective of the property manager who has to live with the result.
Started as a Landlord
Aaron began investing in residential rental properties, learning firsthand the operational challenges of managing tenants, maintenance, and inspections without a team or system.
Founded Two Property Management Companies
Aaron launched and began operating two property management companies, scaling both while managing growing portfolios across multiple markets.
Scaled Portfolios, Identified the Inspection Problem
As both companies grew, the inspection process became a compounding cost and liability. Staff bandwidth, tenant no-shows, and indefensible documentation added up to over $100,000 per year in lost time and avoidable disputes.
Built the Resident Inspect Platform
Aaron developed the proprietary live video inspection platform — combining inspector-controlled photo capture, guided room-by-room protocols, and real-time report generation — to replace every broken inspection approach he had tried.
Launched Resident Inspect Nationally
Resident Inspect launched as a fully managed virtual inspection service available in all 50 states — serving property management companies, single-family rental operators, landlords, and investors nationwide.

Resident Inspect operates as a done-for-you inspection service — tenant scheduling, live video walkthroughs, and branded reports delivered within one business day — for property management firms across the country.

How Aaron Thinks About Property Inspections
Four principles that drive every decision at Resident Inspect — from platform design to inspector training to report delivery.
The Inspector Controls the Documentation
Tenant self-inspections produce indefensible documentation. Every photo in a Resident Inspect report is captured by the inspector — not submitted by the tenant. That distinction determines whether the report protects you in a dispute.
Consistency Matters More Than Volume
An inspection process that produces inconsistent results across properties or inspectors is not a system. Resident Inspect runs the same guided protocol on every session — same questions, same rooms, same documentation standards.
Your Team’s Time Belongs Elsewhere
Property managers should be spending their time on owner communication, leasing, and business development — not driving to inspections. The inspection process should be entirely off your plate.
Reports Should Be Ready to Share the Day They’re Delivered
A report that requires editing before it goes to an owner is not a finished report. Resident Inspect delivers white-labeled, professionally formatted reports ready to forward to owner clients without modification.
